Frequently Asked

Questions

Whether you’re planning a new build or renovating an existing building, you will likely have questions.

How long does it take to design a house?

The length of time it can take to design a house can vary, but if there are no unusual approvals, John Donkin Architect can design a house and have drawings ready for construction in about six months.

I don't have a lot yet—can you help me?

Architects always design for a particular site, so while John Donkin wouldn’t be able to design a house for you if you don’t already have a lot, he can help you evaluate lots you are considering purchasing, and tell you what the development potential is for the lot.

Will you help me find a contractor?

John Donkin knows some contractors and is always looking for more with whom to collaborate.

We can help you find, interview, and choose a contractor.

Can you tell me about construction costs?

At John Donkin Architect, we can tell you about current construction costs, even though they are constantly changing and vary depending on the particular building.

We like to bring contractors in early in the design process to help us evaluate costs and establish realistic project budgets.

What about energy efficiency?

The architects at John Donkin Architect have been trained in LEED and passivhaus energy protocols and have won awards for ‘Green House of the Year’ from the Greater Ottawa Home Builders Association.

Although most of our houses are ‘conventional’ construction, we choose products and systems that save energy and provide greater insulation than is required by the building code.

How much do you charge?

John Donkin Architect charges a percentage of the cost of construction, which varies depending on the complexity of the building and the services required by each client.

I don't want a big fancy house—can you help me?

At John Donkin Architect, we enjoy the challenge of any size or complexity or project, whether it’s a large home with unique features, or something more modest in size or functionality.

I love my neighbourhood but not my house—what can you do for me?

The perfect home and the perfect neighbourhood can be hard to find together. Fortunately, if you’re already in your ideal community, there are ways to transform your home into your perfect living space.

John Donkin Architect can help you understand what can be achieved by renovating or building an addition on your home, so you can stay in your neighbourhood.

How much does it cost to build a house?

The cost of building a new house depends on its size and features, and is constantly changing. We’re glad to hear your plans and give you an idea of what your budget should be.

Do you build houses as well as design them?

As architects, we design homes, we don’t build them. Our clients enter into a separate contract with a builder, often naming John Donkin Architect as their representative.
